I am a bit confused about this, as I thought ALL lands and especially waterfront property inside the Sian Ka'an was protected under UNESCO...passing this on FYI

The catch is the size of home versus the amount of land. We were told you could build in the Sian Ka'an BUT you could only build on 5-10% of the land you owned. It is VERY, VERY expensive to do that.

How much are they? I hate it when ads don't put prices on things.

Also, Lee, why is it expensive to build on a small % of your land? I mean, wouldn't that be less expensive, building a smaller home?

No...that's not what I mean. Let's say you wanted to build a home with a driveway from the road and have beach access. That plot of land that would encompass your "frontyard", "backyard" and home site would all be considered in the formula. If for instance that totaled two acres, then you'd need to buy 20-40 acres of land. At least that's the rule for other areas in the Sian Ka'an.

Ok, these are 5 acre plots. And you have to include the driveway in the percentage? The only way you could build a decent size casita is if you bought all 8 lots. Ouch..

Wow. Curious, though, how would they know what's your "front yard" and "back yard"? I mean, if you could restrain yourself from putting in pools or landscaping, the whole place is your yard.

I know, I know, just trying to find a way to make it work. $20,000 a meter? Yikes!
