View Full Version : Has anybody ever stayed at Villa Tulum?

Hello,
I have been thinking about buying this hotel on the road that goes to the Hotel Zone. The place is called Villa Tulum. It looks to me like it has a ton of potential. Has anybody ever stayed there? If so, what did you think? It has like a city block of property behind it that comes included. I was thinking about building a second tower and doing a whole garden area in the back with walkways, fish ponds, bridges, gazebos and lighting. I will be posting the renderings here shortly. :sun:

We live in Villas Tulum which is a residential area behind San Francisco. It's more of a neighborhood, definitely not a hotel. I can't think of what is on the road going down to the beach that would have the same name. I will bike down there tomorrow and take a look though.

I thought the housing development was Villas Tulum. The hotel is called Villa Tulum. http://villatulum.com

hhhmmmm....now I am curious. I don't think you can see it from the road if it is on the road going down to the beach. Ah well, maybe someone has stayed there and can tell you more about it.

Its this big palapa with cement offices out front. With a real terrible parking lot. Yeah maybe so...

Wow, that place is HUGE behind its dinky-looking exterior. If it's the place I'm thinking of, the one closest to 307 of the main properties on that strip, wow it needs some curb appeal. I will say I've always driven by it and noticed the big palapa and wondered about it, but by that time I'm whizzing past.
It mentions that it has a beach club, do you know which one it uses?

The beach they use is either beside a place that used to be called Playa Rosita or it is Playa Rosita. The last time I was there it was nothing more than two cabanas with no staff or bar, but that was 04, I can't remember, I do know that the beach access doesn't come in the deal. If I bought it, I would open up my little place in sian kaan, turn the shack into a nice bar with expanded patios and palapas.

Where is Playa Rosita? I don't see it on my beach property map, and now I'm curious; where is it near?

Is that beach pic from the Sian Ka'an where you want to set up the beach club and/or Playa Rosita? Looks gorgeous.

Lol, I am planning on redoing those hideous rooms, They need a kitchenette, and internet, some soft mattresses and a nice tile job. Maybe some updated artwork on the walls along with minsplit instead of those bulky wall units.
The beach from the picture is my place in sian kaan. Its right past the Arco about 200m. You see less than 10 people a day while you're there. I guess that would change if I let the customers go there, but it would still be quite secluded. :bullseye:

It is before ana y jose about three hundred meters or so. When I go back to Tulum I will get the exact location. Again ,it might not be called Playa Rosita anymore...

I wonder if it's that spot just north of Casa Tranquillo which is just north of La Luna.

Interesting. I wonder if that's where the Coco cabanas have gone in? Or maybe that's too far north.
Three hundred meters (or so) north of Ana y Jose seems to me to be around Los Arrecifes, not a bad location for a daytrip, though I suppose you'd lose their business pretty easily since people could wander off to other restaurants. Down in the Ka'an, you'd have them locked in for the day.
I might have to come down there and help you whip Villas Tulum into shape; I was planning on winning the lottery so I could do the same to Cabanas Tulum, but was beaten to the punch by the Tortuga folks. Now my dreams have nowhere to land. :)

I know when we stayed in March at Casa Tranquillo Craig mentioned the empty lot next door has be in/out of owners.
