Hi there thought I would share...I sent Zazil an email a few days ago requesting info and I just received a reply tonight. I will try and copy and paste the info here for anyone who might like to see there rates

Hi, we have avialability for this 7 to 10 of january 2007, 3nights. Our rates for this season are:
Rustic Cabaņa for 2 adults, w/1 double bed, private bath only cold water, and electricity for nights. $ 53.00 dlls per night tax and fees included.
Rustic Cabaņa for 2 adults, w/1 double bed, share bath, and electricity for nights. $ 45.00 dlls per night tax and fees included.
or
Ecologic Room for 2 adults, w/1 double bed, private bath cold and hot water, airconditioner only for nights, and electricity 24 hours. $95.00 dlls per night tax and fees included.
*If you want to reserve you have to deposit the total in account of bank.
*If you need aditional information let me know.

All good info...only I asked for those dates in Feb...lol oh well at least now I have an idea of what the rates are.
So will probably choose between Zazil and Cabanas Tulum (63/nite). Anyone have any thoughts or should I just flip a coin??:D
By the way big thanks for all the PM and help you guys are awesome!!!
oh was wondering if there is any point haggling over price in the high season (I suck at bartering)

Wow..price increases abound in Tulum, even at Rustic Zazil Kin. Between the two..even without a car..my vote is for Cabanas Tulum..even though it isn't stick hut type cabanas, it is clean, you have a decent bathroom all your own..and there is just no way to describe that beautiful beach..words don't do it justice. The restaurant is nothing special in appearance but the food is good and the prices are reasonable. Cab fares are about $8 each way into town..unless those too have gone up.

I would be tossing a coin between Tita Tulum and Cabanas Tulum..neither are at the north end of the hotel zone..and Tita seems to be a rising star..two years ago, this place stayed 50% unoccupied even in high season, now, they are fully occupied, even in low season! (They are booked up in Maya when I wanted to go!:( )

Susan,

If you can hold off on the coin flip for a couple weeks, I'll check both of them out for you (photos, impressions, guest interviews, etc.). Please see my "Homework Needed" post.

Thanks for the info Gale and Adguy. I think with Zazil prices..part of the problem I had was on the info I found all prices were from 2005.
OK...stupid question...Zazil kin they say private bathroom with cold water.....is that just a toliet with a sink? if so do you have to use shared one to have a shower? Have been learning with these hotels not to take anything for granted.
Tita Tulum does look nice, but outside our little budget. The rooms are min $125/nt. We also have to factor in exchanging our Cdn to US dollars so jumps the price up even more for us.:( Gotta save where we can for "happy hour" hehe or "happy day"....always afternoon somewhere.:D

We just stayed at Tita Tulum, rates for Nov(low season 75usd to 100 usd) we paid 85 for ocean front room and loved it. It was are little splurge and worth every penny. Tita is very quiet and serene.

Zazil Kin is in another category( we paid 49 usd) as far as accomodations go( more rustic, but with a fun little bar at night).

Cabanas Tulum is in the middle of the road and when we have stayed there it has been very good( paid 52usd). If you are trying to stick within your budget i would suggest Cabanas Tulum.

P.S. we only travel on the shoulder seasons for budget purposes and less people ;)

That's pretty much how "guest interviews" are conducted. I head to the hotel's bar...buy a beer...and start asking people if they're staying there. After a couple, people are pretty honest. Plus, I tend to ask questions like "What's the worst thing about this place?" or "If you could change one thing about this place what would it be?". You'd be amazed at the answers you get.

Drinking all those beers while collecting data is a tough thing but it just shows my commitment to y'all. :p :D :)

Yeh, we always stay in cabanas at Zazil Kin without our own bathroom/shower and as well no electricity and they run under $35/350pesos... Love the nearly camping feel. The public bathrooms are fine and easy to get to and we shower only once every other day since we're swimming in the ocean constantly and the public showers are still private stalls right by the cabanas. When you check in they give you a couple candles and we always have a flashlight or two. We also pick up extra candles in town for some extra light. It's a rustic way to go, but I love it. It's such a fun way to be in Tulum....

We should have got one of the cabanas closer to the bathrooms. The weather was perfect and no need for the ocean breezes. The showers and bathrooms were very good. I dont know if they felt they had a sucker or what when we walked up but their rate they quoted me wasnt what i'd expected. I'm sure if i would have tried to dicker we could have probably got it for less:o

I like to camp, and seeing the great reviews by Jesse and Jx2, I wouldn't hesitate to book with Zazil Kin..the shared bath wouldn't be a problem for me at $45 a night. That would be mas margaritas for me!:D I think I would have to make a stop at Walmart in Playa for one of those egg crate things for the bed though..my bones are probably a bit older than most of yours though..lol! Zazil's beach more than makes up for the lack of private bath. As long as those shrared baths are well maintained and clean, I think it would be awesome to camp on the beach in Tulum! Don't let the lack of electric scare you away..there is no sight quite as awesome as a starry night sky over the Caribbean in Tulum...you can instantly understand the great interest of the Maya in astronomy when you see the zillions of stars..who knew there were so many out there? I don't even give a thought to having electric..who needs a hair dryer when you have the sea breeze?

Cabanas Tulum is a great choice, but a good little distance from the north part of the beach road..about 4-5 miles..are you going to have a car? If not, taxi fares back and forth could soon eat up your savings on the cost of the room. Alot of people think Cabanas Tulum is too bare bones, but I found it comfortable enough.
